A building audit is defined as a systematic approach to a problem solving and decision making. It is required and in fact, a need when the building and operation are to be assessed for the condition to confirm the safety of intended used of the particular building. It also provides a platform for the estimation of the Budgetary Maintenance Cost and towards developing a rational Maintenance Management Strategic. With the promulgation of Street, Drainage & Building Act 1974, Act133, Section 85A by Local Authority, the high rise condominium building is mandatory to meet the requirement governing periodic building inspection of existing building at frequency of not more than every 10 years. In general, the Building Audit Consultancy Service consists of one or both of the following stages:


  • Basic Level: To conduct a Visual Inspection on the building structure to fulfil the compliance of customer’s needs. This visual inspection is the basic step to obtain the essential information of visible distresses, deformation and probable materials deterioration of a structure elements. The purpose of the inspection is to assess the current condition of the facilities, and give our professional judgement on the building services are performing to its intended function at the time of the inspection on the systems that we visited during the site survey period. The findings of the assessment will be able to give an overall status or condition in respect to the integrity, stability, reliability and safety of the building structure.

  • Advanced Level: An experience Professional Engineer may recommend to carry out a detailed structural investigation if it so warrants. The investigation may involve tests on the materials used and structural elements of the building structure, structural design calculation, carry out load test on parts of the building, and recommending appropriate safety precautionary and remedial measures to restore the structural stability and integrity of the building structure.

Concrete Consulting

Concrete is a non-homogeneous materials. The volumetric of matrix changing throughout the entire cementitious hydration process. The strength development of concrete is governed by ambient environment, quality of raw materials, method & sequence of production and human factor. Green Building Index Facilitator

Green Building focuses on increasing the efficiency of resources used such as energy, water and materials. While reducing the building impact on human health and the environment during its life cycle, it shall be designed and operated to reduce the overall impact of the built environment on its surroundings.

Stage 1: Application & Registration
Complete and submit the Green Building Index (GBI) Application Form with the application contact details, project information and supporting documents to GreenBuildingIndex Sdn Bhd.

Stage 2: Design Assessment
Submit the project to GBI for Design Assessment after completion of all the key criteria of design are finalised. Preferably before the commencement of the construction work. The GBI Certifier will upon completion, table the assessment report to the GBIAP to register and award the certification.
